The role of alternative financing in Spanish real estate is steadily increasing, an emerging trend over the last five years. It has been noted that while banks have predominantly dominated CRE lending, there appears to be more room for credit funds, which can offer competitive pricing at higher loan-to-value, in many instances.
That being said, banks aren’t going anywhere – particularly if interest rates will come down as anticipated. One thing market participants claim Spain still lacks is collaboration between banks and credit funds. Borrowers tend to opt for either a bank or a credit fund, rather than a whole loan with a combination of the two. There is room for advancement in this space.
Spain, among its European peers, has endured an illiquid market in the years following the pandemic, but there are positive signs pointing to returned investor confidence. Namely, deal activity is beginning to increase as interest rates are predicted to drop further from their peak.
